Renovating a flat in Mallorca: price per square metre

A partial renovation runs between four hundred and seven hundred euros a square metre, a full renovation between seven hundred and eleven hundred, and a full renovation to a high specification can exceed fourteen hundred euros a square metre.

A price per square metre is useful for orientation and useless for contracting. What decides the invoice is what gets touched and how it is finished.

The three levels

A partial renovation updates without touching services: paint, floors, joinery, replacement sanitaryware. A full renovation includes demolition, new electrical and plumbing installations, redistribution, and complete kitchen and bathrooms. A high specification renovation adds bespoke joinery, more expensive materials, ducted climate control and a design project with site supervision.

Where the money goes

Bathrooms and kitchen absorb 40 to 55 per cent of a full renovation budget, because they concentrate services, waterproofing, tiling and equipment into a few square metres. Complete electrical and plumbing installations take another 15 to 20 per cent. And bespoke joinery, which sounds like a detail, can account for 8,000 € to 25,000 € in an average home.

What makes it dearer here

Shipping materials, which adds 5 to 15 per cent to supply lines. Seasonality, since demand for trades rises in the high season and lead times stretch. And access in old town centres: narrow streets with no room for a skip at the door force manual carrying that can add 2,000 € to 6,000 € to an average project.

Contracting between October and February usually improves both price and programme against the May to September window.

Realistic timescales

A partial renovation of 90 square metres takes 5 to 10 weeks. A full one takes 3 to 5 months on site, plus 4 to 10 weeks beforehand for design, licence and ordering. Bespoke joinery and certain materials carry lead times of 6 to 14 weeks that must be ordered at the outset. A programme that ignores those supply times will not be met, however good the team.
